“AK Altbau-Mietencheck” as a new Service of the Vienna Chamber of Labour
Despite the guideline rent, the rents for apartments in older buildings are often too high. In close cooperation with the Vienna Chamber of Labour, RUBICON and Gentics have therefore developed a new service for tenants of old buildings in Vienna to check the amount of the rent: the so-called “AK Altbau-Mietencheck”.What is the Rent for an old Flat in Austria?
Especially in times of high inflation, many tenants ask themselves: How high can the rent be? In Austria, there is a guideline rent, especially for apartments in older buildings. This indicates the maximum rent that can be charged for one square metre of an old flat. However, according to the Vienna Chamber of Labour, the calculation is often too complicated and unclear for tenants. This is because various surcharges, such as for a particularly good location or deductions for the lack of a cellar, lead to discrepancies in the calculation. After entering all relevant data, the service checks whether the rent at the given address is average or too high. If the check shows that the rent is and has been too high, the Chamber of Labour will take the tenant to court if necessary. The incorrectly paid rent will be reclaimed retroactively for up to six months.The tenants will be refunded all claims won. If the case is lost, the Chamber of Labour will pay all legal costs.
